  • What needs to happen before my project starts?
    ALL WORK: Tow truck contact information with permission to call for vehicle removal provided. ASPHALT: All cars and items on or near the work area within 10 ft need to be removed as by 8:00 am. CONCRETE/CURBING: All cars and items on or near the work area within 10 ft need to be removed as by 8:00 am. No sprinklers for day prior to work and 2 days after job completion STRIPING: All cars clear of parking lot by 8 am, No sprinklers for day prior to work and 2 days after job completion SEALCOATING: All cars clear of parking lot by 8 am, No sprinklers for day prior to work and 2 days after job completion PRESSURE WASHING: Water access location provided, parking lot needs to be clear of all vehicles by 8:00 am
  • What is your process for projects with permits?
    We offer help obtaining permits as needed but do not do permits on new construction. Our cost for permits will be T&M as it is unknown how many inspections will be required and completed before the projects starts. Permits can cost anywhere from $600-$3000 on average depending on the project and the location.
  • What are the typical work hours for your services?
    We work between 8am - 4pm on most projects onsite.
  • What is your warranty?
    Cedar Creek has 1-year warranty on labor and material defects. A copy of our warranty can be provided upon request.
  • How long before I can walk on sealcoat?
    In direct sunlight areas after 4 hours and in shaded areas 8 hours. You will still need to use judgement on if the seal looks wet.
  • How long before I can drive after sealcoating?
    Minimum of 24-48 hours. We will come open the lot or driveway when vehicles can return unless other otherwise arranged for client or homeowner to remove the caution tape and cones themselves.
  • How hot does it need to be to apply sealcoat?
    It needs to be 60 degrees or higher and dry. We will have to reschedule the work depending on the weather as needed and will call or email the morning of or the evening before.
  • How do I remove sealcoat if I get it on my clothing?
    Seal is removeable with hot water and soap upon contact. You can also try orange cleaner. For shoes you can use WD40 to loosen the tar and use hot water and soap to scrub off the excess.
  • Will sealcoat fill holes or cracks in the asphalt?
    Seal is not a filler. Similar to staining a fence, the seal absorbs into the asphalt and helps prolong the life of the roadway.
  • Why do we need sealcoat?
    Seal extends asphalt life, prevents cracking, provides UV protection, and helps with weather damage.
  • What if there are swirl marks after driving on the seal?
    Swirl marks are normal and will fade with time. This comes from tires turning on the seal after application. Areas with the most swirls are where drivers crank the wheel to leave their driveways or areas that are backed out of. Seal is also reactivated in the sun. We recommend letting the season end and have time for the seal to cure in colder temperatures and traffic to help compact the seal more into the asphalt. If you see areas that are needing touch up please let us know and we will schedule a time either at the end of the season or the following spring.
  • What if garbage day is on the day of seal?
    If garbage pick up is an issue please let us know so we can schedule around it or create a plan to have trash picked up in another location.
  • How will mail get delivered?
    We recommend to avoid orders during the seal stage as some mail trucks have pulled away caution tape in the past and damaged seal. For mail trucks they will either skip mail delivery to mailboxes that day or walk the mail to the boxes. For amazon/package delivery most drivers are able to walk the packages to the homes.
  • How long does seal last?
    Heavy traffic parking lots – 2-3 yrs (retail & restaurants) Medium traffic – 3-5 yrs (office buildings, apartments) Light traffic – 5-7 yrs (private, residential)
  • Why do you recommend pressure washing?
    If moss and algae or debris is on the asphalt when we seal it will most likely flake and not adhere properly. If we add pressure washing to our bid we are needing this done before sealing. If you opt not to do this our warranty will be void. If you would like to pressure wash yourself, a 3000 psi minimum will be needed.
  • What happens if there are vehicles in the way?
    If there are cars left in the project area we will coordinate with a tow truck for commercial lots for removal. If not the seal will not be completed depending on how many vehicles are present and a mobilization charge may be added to come back.
  • How are residents notified of upcoming work?
    We post signage on larger projects and create a map with a coordinated plan to block off areas that will need closure and inform project management for their notices as well.
  • How long before vehicles can drive in striped areas?
    With fresh seal 12 hours minimum and without seal 2 hours minimum
  • How hot does it need to be to stripe?
    It needs to be 45 degrees or higher and dry. We will have to reschedule the work depending on the weather as needed and will call or email the morning of or the evening before.
  • How long before you can walk on the striped area?
    With sealcoat applied 4 hours minimum and without fresh sealcoat 1 hour minimum.
  • How long does striping last?

  • Will the striping be in the same spot as it used to be?
    We mark on the curbs and asphalt where the line used to be using tape so when seal is complete we are able to redo the lot the same way unless changes were requested. If not doing seal we will paint over the lines existing.
  • Can it be any time of season for pressure washing?
    Typically yes, however it must be above freezing.
  • Do you use water onsite or do you bring in water?
    Water access will need to be provided by property owner(s). If multiple locations to be used and reimbursement needs to tracked, property management firm to be in charge of providing units Cedar Creek can use and we will track water usage. If water not on property, alternative arrangements to be discussed.
  • Do items need removal before you pressure wash?
    Yes, all personal property must be removed from the work area before the work begins. Cedar Creek Contractors will not be held responsible for any damages caused to personal property that has not been properly removed from the work area.
  • What amount of time can pass between pressure washing and seal/stripe?
    We recommend a max of 6 weeks.
  • How noisy will pressure washing be?
    Similar noise level as a lawnmower being used and will last 8am-4pm generally.
  • Where will debris from pressure washing be disposed?
    We use booms/socks inside the manholes of drains in the roadways and collect the debris in this filter for disposal so only liquids will be flushed into the drainage system.
  • What type of weather does it need to be to do asphalt work?
    Must be 40-45 degrees & semi dry. If chance of rain is above 40% we will need to reschedule.
  • How long before I can walk on new asphalt?
    Minimum of 1 hour.
  • How long before I can drive on new asphalt?
    You can drive on new asphalt within 4 hours but can't park on it until 12 hours minimum.
  • What kind of asphalt is used?
    We use Class B Modified Asphalt. Plant mixture varies meaning more sand or more rock & all plants are different. We cannot gaurantee the same texture as existing.
  • How long does new asphalt last?
    Average product lifetime 7-15 yrs depending on location and traffic and weather.
  • How do I remove asphalt?
    Tar is removeable with hot water and soap upon contact. You can also try orange cleaner. For shoes you can use WD40 to loosen the tar and use hot water and soap to scrub off the excess.
  • What type of weather does it need to be to do curbing work?
    Must be 45 degrees & semi dry. If chance of rain is above 40% we will need to reschedule.
  • How long for curbing to cure?
    Sets up in 24 hours but we keep it closed for minimum of 72 hours before letting cars near the area. Total cure time is 30 days. We then stripe after 3 weeks of completing the curb as needed.
  • What type of weather does it need to be to do concrete work?
    Must be 45-50 degrees & semi dry. If chance of rain is above 40% we will need to reschedule.
  • How long before I can walk on new concrete?
    Minimum of 24 hours.
  • How long before I can drive on new concrete?
    You can drive on new concrete within 72 hours.
  • What is standard time frame to complete concrete work?
    We need 3 days, one day for removal, one day to form and pour and one day to remove forms.
  • What is crackfill?
    Crackfill is rubberized material that comes in blocks and is melted and poured into asphalt cracks to help prevent further asphalt deterioration.
  • What type of weather does it need to be to do crackfill?
    Must be 45 degrees & semi dry. If chance of rain is above 40% we will need to reschedule.
